UBC Power House will begin preparation for demolition in early June 2023

Construction starting: Early June 2023

In early June, the UBC Power House will begin preparation for demolition for the development of the new UBC Sauder School of Business expansion.

During this project, there will be various levels of disruption and road closures. All work will be completed during standard UBC permitted working hours unless a variance is applied to complete specific work, such as shutdowns. Notification will be provided to building users in advance should it impact their building. Contractors will have dust control methods in place and general construction site safety will be completed as per WorkSafeBC requirements.

EARLY JUNE

  • Site set-up: The contractor is expected to begin preparing the site for construction—setting up construction fencing, signage, trailers, bins, etc. This work will have minimal noise impact.
  • Upper parking lot (until end of project): The upper surface parking lot west of the Power House will be unavailable for the duration of the project.

MID-JUNE (4-5 months)

 Interior clean-up: Interior building clean-up of non-hazardous materials will be followed by abatement. Abatement is conducted under controlled abatement procedures and undertaken by prequalified abatement contractors and monitored according to WorkSafeBC regulations and UBC Safety & Risk Services. The duration of this work is expected to be 4-5 months. During this work, there will be some noise disruptions from the use of hand tools, deliveries, waste removal, and some machinery to move items.

AUGUST (4-5 weeks)

  • Periodic road closure: Water service disconnection prior to demolition is required for the Power House. The disconnections require daylight in order to complete this work, therefore the lane between the Power House and Henry Angus Building will be potentially closed periodically for approximately 4-5 weeks. During this work, there will be some noise disruptions due to the use of machinery, excavations, hydro vac trucks, saw cutting, and dust in the area.

EARLY OCTOBER (3-4 months)

  •  Interior abatement: Interior clean-up and abatement will continue. Larger abated pieces of equipment will be removed through the west exterior wall. This work will take approximately 3-4 months. During this work, there will be increased truck activity and use of heavy machinery. This work is expected to generate increased noise and activity around the area.
  • Various shutdowns: There will be various shutdowns (electrical, mechanical, and water shutdown) during the demolition of the chimney and exterior walls on the lane between the Power House and Henry Angus Building. There should be no impact to neighbouring buildings, however, building users will be notified in advance should it impact their building.

EARLY JANUARY 2024 (2-3 months)

  • Structural demolition: Structural demolition work will begin from the west side to the east. This work is expected to take 2-3 months with intermittent high-level of noise in the area.
